Our Process

Initial Consultation

The first step in the process is for the architect to meet with you to discuss your needs and goals for the project. During this meeting, the architect will ask you questions about what you want to achieve with your build, your budget, and timeline. This meeting typically takes 1-2 hours.

Site Visit

The next step is for the architect to conduct a site survey. This involves visiting your property to take measurements and assess the site conditions. The architect will also take photos of the existing house to ensure that the build will be designed to match any existing style and materials. This step usually takes about half a day.

Schematic Design

After the site visit, the architect will create schematic designs, which are rough sketches that show the proposed build in relation to any existing house. This is an iterative process that typically involves several meetings between the architect and the homeowner to refine the design. This step usually takes about 3-4 weeks.

Design Development

Once the schematic design is approved, the architect will create more detailed drawings and 3D models to further develop the design. This step involves selecting materials and finishes, developing construction details, and ensuring that the design complies with local building codes and regulations. This step usually takes about 8 weeks.

Construction Documents

After the design is finalized, the architect will create construction documents, which are the detailed plans and specifications that the contractor will for the build. The construction documents, covering everything from foundation to roof with detailed sections, specifications, interior elevations, and full mechanical, electrical, and plumbing systems, typically take about 8–10 weeks

Permitting

Before construction can begin, the architect will submit the construction documents to the local building department for permitting. This step involves completing permit applications and coordinating with the building department to ensure that all requirements are met. Permitting can vary greatly depending on the municipality in which you live – 2 days to 2 months. While waiting on permits, we send drawings out for bid.

Contractor Selection

Once the permits are approved, the homeowner will select a contractor for the build. The architect can provide recommendations for contractors and can help the homeowner evaluate bids and negotiate contracts. This step can take a few weeks to a few months, depending on how many contractors are being considered and how complex the project is.

Construction

Once a contractor has been selected, construction can begin. The contractor will follow the construction documents created by the architect and will coordinate with subcontractors to ensure that the build is code compliant and meets all necessary standards. The timeline for construction can vary depending on the size and complexity of the project.

Overall

The process of designing and building can take anywhere from 8 months to 2 years, depending on the complexity of the project and the pace of decision-making by the homeowner. However, with the help of a skilled architect and contractor, the end result will be a beautiful and functional addition that meets your needs and enhances your home's value.
